KÖ 17 Conversion Shop and Office Building


The natural stone facade designed in 1948 by HPP and now a protected monument with its powerful pillars and deep scuncheons was merely restored, but not changed.



Unfortunately, the conversion of the building designed by Prof. O. M. Ungers in 1988 for use by the Hypobank had to be completely demolished, because neither the layout nor the statics were suitable for retail use.


Statics and Fire Safety

Because of changed requirements under the German building regulations, several existing floors of the building had to be refurbished using complex steel and promat constructions for fire safety, but also statics, reasons (high traffic loads through shop and stockroom).



The planning for the conversion started in December 2010, the demolition work in January 2011 and, in parallel, the building work in some parts of the building in February 2011 and the handover to A&F for internal finishing in June 2011. It opened on schedule in the 1st week of December 2011.


Within the context of the revitalisation study KÖ-West carried out by RMA Management, the bank building KÖ 17 on Düsseldorf’s Königsallee was to be rebuilt and renovated into a high-end fashion store, Abercrombie & Fitch.


Fashion Store and Stockroom

The building is used on four levels as a boutique and for sales of clothing. A further four levels are used as offices and stockroom, whilst the top level houses the technical centre for the building.


German-American Friendship

As an American corporation, Abercrombie & Fitch (A&F) is naturally used to other processes, but above all other constructions, than those usual in Germany.  Our fire safety regulations, in particular, were foreign to the Americans. This required a good deal of translation and persuasion work in order to convince them of the rationale behind our regulations and constructions.
