Work has begun in the centre of Düsseldorf on the demolition and special civil engineering work for the creation of the new Carlsquartier.
aib GmbH has been acting since 2013 on behalf of the IMMOFINANZ Group as proect manger for this ambitious construction project in Düsseldorf’s Carlstadt, an inner-city office, shop and residential district in the immediate proximity of the Königsallee. As project developer, this Austrian real estate firm plans to build a modern, sustainable office and shop complex with in total more than 7,000 m² of gross floor area (GFA) on the former Verdi site.
In close cooperation with the planning agency, Reducta in Düsseldorf, aib developed the schedule, quality and cost requirements for the demolition of the Verdi Building, which has stood empty for years now, and the subsequent civil engineering. To guarantee continued operation of the adjacent businesses and to reduce nuisance to a minimum, extensive protection measures were planned and executed, as well as precautions to reduce noise and dust formation. Given the complex situation and tight space, a special long-front excavator had to be called in. The next step is measures to secure the pit. As necessary, bored pile and soldier pile walls will be used here, as well as the jet grouting process.
The design for the Carlsquartier costing EUR 25 million stems from the Düsseldorf firm of architects sop. Approx. 2,650 m² of office space and 700 m² of shop and restaurant space should be occupied by about the end of 2016. As the project manager, aib will accompany the project until commissioning and the envisaged LEED "Gold" certification.
